Florida does not give pests a winter. Your plan should not either.
Up north, a freeze resets pest pressure and a single treatment can coast for months. Orlando has no reset button. Ants forage in January, roaches surge after every summer storm, spiders web the eaves by June, and rodents look for warmth in the brief cool snaps. A treatment applied in spring is long gone by fall — heat, rain, and irrigation break it down.
Quarterly service is the answer to that math: four scheduled visits a year, each one refreshing the barrier before it fades, each one timed for what is coming next.
What each season's visit does
Spring: the barrier goes up ahead of peak season. Ant colonies are expanding, termite swarmers are flying, and wasps are starting nests under the eaves. We treat the perimeter, clear early nests, and flag anything that looks like termite activity. Summer: storm season. Heavy rains degrade treatments and flood pests toward the house. We refresh everything and watch for the post-storm roach and ant surge. Fall: rodent and spider season. We check exclusion points, clear webs, and make sure the attic and garage are sealed before rodents start looking for winter shelter. Winter: the quiet quarter that is not quiet — ants and roaches stay active indoors, and this visit keeps the barrier continuous into spring.
Between-visit coverage
Seeing activity between scheduled visits does not mean the plan failed — it means Florida happened. That is what the plan covers: call us and we come back to re-treat at no extra charge. You do not wait for the next quarter, and you do not pay extra for the callback.
The terms, in writing, before you sign
Our plans are service agreements with clear terms — schedule, price, guarantee, and cancellation — explained in writing before you agree to anything. We would rather keep you with good service than with paperwork.
How It Works: Getting on a Plan
- Free inspection. We walk the full property and assess your actual pest pressure: which pests, how much activity, what is drawing them in.
- Honest recommendation. Quarterly is right for most Orlando homes. Heavier pressure, lakefront lots, and wooded properties sometimes need a tighter schedule. We recommend what fits, not what sells.
- First full treatment. The most thorough visit: full exterior barrier, interior hot spots, harborage work, and exclusion notes. This visit sets the baseline everything else maintains.
- Scheduled quarterly visits. Four visits a year, each timed for the coming season: spring barrier, summer storm-season refresh, fall exclusion check, winter continuity.
- Free callbacks. Activity between visits is covered. Call us and we come back to re-treat at no extra charge.
What is covered, and what is specialist work
The quarterly plan covers the everyday crawling insects: ants, roaches, spiders, silverfish, earwigs, crickets, and similar household invaders. That is the vast majority of what Orlando homes deal with.
Three categories need specialist programs with their own plans: termites, bed bugs, and wildlife. They need different methods, different schedules, and different expertise, and bundling them into a general plan would shortchange all of them. Mosquitoes sit in between: many plan customers add seasonal mosquito service on top. When a plan customer needs specialist work, we coordinate it directly: one company, one record of your home, no starting from scratch.
Quarterly vs. one-time: the honest math
A treatment barrier lasts roughly three months under Florida conditions before heat, rain, and irrigation break it down. One-time service resets the clock once. That makes sense for a specific flare-up, a pre-event cleanup, or a home about to be listed. But three months later you are back where you started.
Quarterly service never lets the barrier lapse. Each visit refreshes protection before it fades and is timed for what is coming next, which is why plan homes stay consistently quieter than one-time homes. For most Orlando households the plan is the better value within the first year. We will tell you during the inspection if your situation is one of the exceptions where one-time makes more sense.
For landlords and property managers
Rental properties have their own pest math: turnover between tenants, shared walls, common areas, and tenants with different habits. We build multi-unit and portfolio plans around that reality: scheduled service across your units, turnover treatments between tenants, per-unit documentation you can file, and common-area programs for exteriors, laundry rooms, and dumpsters.
One point of contact, one schedule, written records for every visit. If you manage properties in the Orlando area, the free inspection doubles as a portfolio walkthrough: we will tell you which buildings need what.
